If you’ve ever listed a factory or warehouse and heard crickets from potential tenants, it might not be the price—it could be the specs. In industrial real estate, “tenant-ready” isn’t just about having a roof and four walls. It’s about functionality, compliance, and confidence.
So what exactly makes a property tenant-ready? Let’s walk through the essentials.
1. Power Supply That Matches the Operation
Tenants don’t just want electricity—they need the right kind. Manufacturing, cold storage, and logistics operations often require 3-phase power, and sometimes high amperage capacity. If your property only has single-phase or limited load, it’s a dealbreaker.
What tenants look for:
3-phase power (minimum 100A, ideally 200A or more)
Dedicated transformer or TNB substation nearby
Stable voltage and backup options
2. Loading and Unloading Made Easy
If trucks can’t get in and out smoothly, tenants won’t stay long. Wide access roads, high-clearance roller shutters, and proper loading bays are non-negotiable for logistics and distribution tenants.
Key features:
Dock-level or ramp access
Wide turning radius for trailers
Covered loading/unloading areas
3. Ceiling Height That Works
High ceilings aren’t just for looks—they’re for racking, ventilation, and machinery. A tenant-ready warehouse typically offers at least 7–9 meters clear height. Anything below that limits operational flexibility.

7m minimum clear height (preferably 9–12m for modern logistics)
No obstructive beams or columns
Good natural lighting and ventilation
4. Floor Load Capacity
Heavy-duty tenants need floors that can handle forklifts, pallets, and machinery. If the slab cracks under pressure, it’s a liability.
Standard expectations:
Minimum 3–5 tons/m² load-bearing capacity
Reinforced concrete flooring
Smooth, level surface for easy movement
5. Compliance and Safety
Tenants want peace of mind. That means proper fire systems, occupancy permits, and local council approvals. If your property isn’t compliant, it’s not tenant-ready—no matter how nice it looks.
Checklist:
Fire extinguishers, hose reels, and alarms
BOMBA approval and occupancy certificate
Proper drainage and flood mitigation
6. Amenities That Support Operations
Sometimes it’s the small things that seal the deal. Clean office space, staff toilets, pantry areas, and guard posts all contribute to a tenant’s decision.
